Property prices stir after Barnett win

This is an article based on Perth but still affects Australia property prices at the end of the day.

"A Liberal win at the state election will mean a boost in real estate prices for some Perth suburbs"

WHY PROPERTY PRICES ARE RISING?? 
MAX light rail, the airport rail link and new Perth stadium would mean more interest from buyers in the areas these projects --> Demand for property increase --> property prices increase

Eventhough the stadiums will only be ready in 5 years, these buyers are already going to be taking into account the future growth of that area and the future convenience they will gain. Mr Hobbs said train stations nearby were always a positive for buyers (people preferred trains over buses)

It has also been reported that prices of properties in the suburbs next to these projects will also increase!! Being near CBD is always a big plus for people working in the city. People these days want convenience. Keep that in mind investors :)))

"We've already seen it in Burswood in just about every high rise unit, there is a lot of interest in them with the prediction of the stadium and the railway to go through, investors are snapping them up," Mr Hobbs said.

Is Australian property worth the risk?




Residex's John Edwards argues that property prices are likely to accelerate from here. In the short term he may be right.
 

Although we haven't yet seen much growth in mortgage issuance .... the kind of clearance rates we are seeing are consistent with higher credit growth to come.






His main reason:

China is serious about rebalancing because the costs of inaction are now higher than the costs of action -->
Australia's terms of trade to continue to be down for the next few years --> At some point both national income and mining investment are going to drop more precipitousl --> Rising unemployment and falling standards of living will pressure rents because more people live together. Now that rates are falling because real risk is growing, the market is warming up.

There are swings and roundabouts here.

People are paying down debt faster --> more credit availability despite capped aggregates --> The stock market rally may draw out deposits but it also boosts equity.

But as long as APRA maintains this discipline, property prices cannot rise like they used to, nor far above inflation, for any period of time.



(1) Long term goal to live in the property - then who cares, right? As long as your equity is good and you intend to live in it for a goodly period.

(2) Long term goal to invest for capital growth and yield over the medium term - then I'd be asking myself if you're being appropriately compensated for risk, especially when you can get the same exposure in bank shares, with better yield and the same capital growth prospects. And most importantly, in a liquid form.

Young women lead shift to apartment living

                  "Members of the boomer generation that were expected to reject their traditional three-bedroom suburban homes, are instead buying apartments for their self-managed super funds (SMSF)."

Compared with 22 per cent of similarly aged young men, only 4 per cent of 25-to-34-year-old females live at home is by far the largest demographic in medium and high-density housing localities, census and other data shows.

Professional women gravitated towards inner eastern or southern bayside suburbs to be close to "mum and dad".

"There has been a massive swing to young women making independent decisions about housing and making decisions when they are a couple as well," Urbis report author Mark Solonsch said.

The nationwide shift towards higher-density housing is becoming more pronounced.

Local buyers join the Chinese treasure hunt

Coming from a much longer tradition of living in high-density cities, apartment buyers with some kind of Chinese heritage usually opt to buy close to transport hubs, shops and restaurants.

  • buyers of some Chinese heritage like to live in developments with facilities like pubklic transport, 5-star restaurants, top-class shopping malls and employment close by (Anglo-Australians are following the same direction too!!)
  • They also like small boutique apartments as long as they are well located (Looks like the saying Location! Location! Location! still very much exists and is so so so important)   
  •  Primary reason : There is a certain aspirational quality that comes from whre you live and general lifestyle attributes

 

''Their criteria for buying - well located, in good transport nodes and well serviced by amenities - are excellent, and good feng shui in facing north-east makes perfect sense, too.''

Decorating for renters

  • Consider outlaying a little more for floating lino tiles that can be laid straight over the top of worn tiles or floorboards. No glue or nails required – you simply click-lock the tiles together.

  • Make a HUGE HUGE difference just by adding natural elements have a calming and softening effect on any room
  • Potted herbs are always a plus for those who love to cook

Window Dressing:

  • Replacing curtains with a simple roman or venetian blind. Available from homeware and specialty stores in a range of standard sizes, and might even be re-useable in your next property. Great investment!
