SELLERS!! Top 8 tips to achieve a successful inspection

Firstly, let's make sure that we are on the same page...

Inspections are like first dates...  First impression is key!!

You might feel nervous, having butterflies in your stomach, a little scared but excited at the same time?

It's your opportunity to make that first impression. And we all know how important it is. It's what people are gonna remember and associate you with. First impression is key!!! Your chance to market the "wow" factor...

(1) Clean up

  • Consider hiring a de-clutterer.
  • Remove shoes from the entrance and any hazards people might trip over.
  • Clean inside ovens, cupboards and wardrobes.... you don't know who decides to indulge themselves into a snoop.

(2) Bright and airy

  •   Keep your house fresh and airy.... a stuffy house and the potential customers are outta here!!

(3) Camouflage your pets

  • Deodourise your property to remove the whiff of little creatures and get someone who doesn't normally live there to confirm you're clear (you might be used to it and can't sniff what others can).
  • essential oils to create your desired atmosphere??

(4) Personal touch is a magic touch

  • Give your house a sense of home with charisma, an edge.... this creates an emotional attachment to with the buyer

(5) Strike the right temperature

  • Keep an eye on the weather and heat or cool your home so it's optimal when would-be buyers walk through..... you don't want customers to be fanning themselves because it's too hot. you don't want customers putting on more layers because it's tooo cold!! Set the right temperature and keep them comfortable.

(6) Safety first

  • Whether you're attending the inspection or not, you should take care to remove and protect anything precious or valuable before you open your house up to strangers - just in case one of them is light fingered.

(7) Have paperwork ready

  • Who knows.. you might just encounter a reeaaaally keen buyer who decides to snap your property up on the spot, you've got all you need to proceed with the discussion.

(8) Make yourself scarce!!!!!

Ever been shopping and the shop attendant watches you roam around their store, watching your every move, constantly asking if you need help, pressuring you to make a decision by staring at you? Nothing is worse than that so...
  • If you don't want to leave entirely, consider setting up an area in the house or yard that can act as a retreat for you while buyers explore. This way you'll be around for a chat if people want to ask your about the home or the area, but not so close people feel they can't browse in peace.
  • you should leave potential buyers to wander your halls unencumbered and relaxed.
USE THESE TOP TIPS AND GIVE THEM THAT "WOW" FACTOR

GOOD LUCK!!!

4 Renovation trends for 2013

http://discover.realestate.com.au/renovating-building/news/4-renovation-trends-for-2013

Give it a shot... guess what are the 4 renovation trends 2013 is offerring?!

In 2012... home owners focused more on functionality than showy upgrades.
In 2013... home owners are spending their money on smarter, more practical elements to enhance and more effectively utilise their existing space.

1. Multi-purpose rooms

  •  Giving spare rooms a "fixed" purpose.
  •  Flexible designs that are adaptable for their changing needs

2. Sprucing gardens

  • Less vast open space landscaping... bring on smaller courtyards (that go hand-in-hand with urban dwelling)
  • Less gardening work pleaseee!!!! Pavers and concrete for minimal yard work, cost and exterior maintenance

3. Modernising outdated kitchens

  •  TOP SECRET REVEALED...... Kitchen remodels = Highest return on investment
  •  Try new cupboard handles, light fittings and a lick of paint can do wonders for updating a tried cooking space.
It's amazing how one small enhancement changes the look of your kitchen and most definitely on the value of your property

4. Bring out that wild side... by adding colour & prints!

  • Neutral colour palette like we all know is the safer bet. It's flexible, It's fresh...

But this doesn't mean you can't experiment with "pops" of colour – whether that's a bright splashback in the kitchen or nostalgic wallpaper in the bedroom. Tastefully done and it can add charisma and depth to your home...

"Pops" of colours doesn't always mean fluro green or pink.. what do you think of the pictures below? It most definitely "pops" in my opinion but in a more subtle but still full of depth....

Using an agent vs. selling yourself

An agent will:
  • Provide a realistic indication of the value of your property.
  • Help you decide how to sell your property, whether by auction, asking price or tender.
  • Organise, attend and record prospective buyers at open for inspection days.
  • Manage enquiries about your property.
  • Provide access to more potential buyers via their own prospect database.
  • Handle sale negotiations on your behalf and strive to achieve the best possible result.
  • Advise on and coordinate the marketing of your property, including preparation of flyers, floor plans and photography.
  • Prepare a professional advertising schedule designed to generate the most exposure for your property to attract the most potential buyers.
  • Prepare a Contract of Sale.
  • Provide guidance on conveyancing, legal and financial services.
  • Finalise the sale through a solicitor or conveyancing specialist.
Even if u have experience in the real estate industry, do consider... Is it worth the extra risk of not selling because u have limited yourself to a much reduced number of buyers? Is it worth going through the expensive and time-consuming process? Is it worth doing it without any legal protection which an agent provides?

Is getting organised one of your 2013 resolutions?

COME ON!! LET'S GET STARTED!!

CLEAR OUT AND BE CLUTTER FREE:

Why?
There's significant research that connects low creativity, reduced efficiency and poor mental health with visual and physical clutter in the home and the workplace. You know it too - you always feel better when you've only the things you truly want and need around you.

FAILING TO PLAN IS PLANNING TO FAIL:
For each area of your life:

- Map out what needs to be attended to, then map out the tasks that need doing and assign someone to be responsible for them.
- Don't forget to pop a timeframe on there too.
- Match the task to the age and/or interests of the person it's being allocated to (for kids it always helps to attach a reward).
- When you've completed a step on the plan, stop and reward yourself.

Let's remain focused and get back on track, fast!

MAKE THE MOST OF TECHNOLOGY:
I don't know about you but I used to have the piles of school newsletters and bills on the kitchen bench, the fridge that has reminders stuck all over it or the multiple calendars and diaries on the bench that are synchronised with each other to make sure everyone knows what is happening with each family member. Does it sound like you too???

Let's make use of the brilliant and advanced technology we have been given and use it to our advantage! Explore apps today and simplify life, get rid of unnecessary stress....

2013 - the start to a destressing life and actually living the life we want :))))) HAPPY NEW YEAR EVERYONE!

New Year Resolutions for buyers

Don't let your dreams get dangerously out of touch with realities.....

- Make sure you have a solid savings plan, and enough saved for a back up plan if things go wrong.
- Check your insurance status.
- Get financial advice from a professional before you start falling in love with properties. Remember that prices are often indicative and the market is competitive.

GET TO KNOW YOUR NEIGHBOURHOOD:

Use Suburb Profiles to get a sense of the property market in that area. Look at median prices, demand and supply ratios, demographics, how long properties are on the market, and other useful data.

SHOP AROUND:

Mortgage brokers are great for helping you compare notes, but remember they work on commissions. That doesn't mean they'll give you bad advice, but it does mean you need to ask hard questions about disclosing any commercial agreements that might influence their recommendations.

Comparison websites like ratecity.com.au, homeloanfinder.com.au and iselect.com.au are among the best tools to help you make an informed choice. They list more than 100 lenders and give a blow by blow comparison of loan product features. Use them to make a shortlist of deals right for you, and follow up with lots of pointy questions for those lenders.

WE ALL NEED A SUPERHERO TEAM:

Do your homework and select a great real estate agent, conveyancer, lawyer and accountant (if you don't already have them in your life).

Last piece of advice..... take emotions out of the decision making process!!! Give yourself the time and space to enjoy the search, the discovery, and the moment it becomes yours. Let yourself be proud of what you've achieved!
